The customer selects the services he wants and pays an agreed upon price for exactly those services. Industries with percentage-based commissions are sketchy.

This is paid up front. That up front payment off-loads risk from me to you. For shouldering that burden with me I will ask you for less than a third of what any other broker in town charges.

An hourly rate paid by the day: $450/hr
The Colorado Supreme Court deemed any use of the contracts associated with the sale of real estate as the practice of law.
I will draw up all the necessary contracts to buy or sell any property you want. I charge by the hour at a rate similar to local real estate attorneys.

To be honest there are two scenarios where this is the best way to structure payment to a realtor: if you can't pull the trigger as a buyer or if you can't accept today's market value for your home as a seller. In those scenarios you can off-load the responsibility for a successful sale to me. I'll take on the risk of the transaction falling apart and I'll do my dead level best to get your property sold or bought at the number you want. But I'll charge 3% at the closing table for the extra responsibility I shoulder. That's 3% that won't stay in your pocket as a seller. It's a 3% increase on your loan as a buyer. I don't think this is the best route forward, but it is the industry standard and I do offer it.
