The 3% fee you pay a realtor is split 3 ways: 1% to the realtor. 1% to the team leader. And 1% to the brokerage. I own my brokerage and have no team leader. My business keeps your money in your pocket. Here's my elevator pitch:
My approach: One $8K flat fee.
$2K is paid up front. The rest on closing day. This is less than 50% of what every other realtor charges.

The customer selects the desired services and pays an agreed upon price for exactly those services. A real estate attorney charges an hourly rate, not a 3% commission, for the same work a realtor does. Pay realtors for their work. Not the arbitrary value of a house. This is the work I do:

The Traditional Approach

This is how the majority of the industry operates. If you can't pull the trigger as a buyer or can't accept market value as a seller I will work for free until we reach the closing table. At the closing table I will charge the standard 3% fee. For sellers, that's 3% of your home value gone. For buyers, that's a 3% increase on your interest-laden-30-year loan.

I offer honest pricing that reflects the value delivered. We blew past the 'you-get-what-you-pay-for' threshold decades ago.

Sellers: I keep my hands off your equity. The industry wants sellers to pay $36K in realtor fees. That's nuts. Don't do that.
