1. Eliminate the 3% fee
A $1.5M mansion and a $150K piece of land use the same sales contract and list on the same MLS. Charging a percentage based fee is unfair.
At El Paso county's average sale price that 3% fee amounts to $18K. Pay for a realtor's work, not the arbitrary cost of your home.
2. Eliminate the cost of interest
Buyers are told 'Don't worry about the realtor fee, the seller pays the realtors'. But the buyer pays the seller!
This attitude got NAR sued for $1.8 billion in 2024. Over the life of your loan you pay $79K in realtor fees and fee interest for a commission you never negotiated. That's nuts. I will save you $40K by charging a lower fee outside your loan.
3. Loan Assumption
The loans given at 2-4% rates are still available all over town. All FHA and VA loans, and many conventional loans are assumable. 
An assumption means a lower rate, a lower monthly payment, no origination fee, no funding fee, no approval fee, and no appraisal cost. The funding fee alone on a typical VA loan is between $12K and $19K. Anyone can assume any loan.
4. Forced Action
I've worked with skittish buyers who view 20+ homes and never pull the trigger. Eventually home prices increase and rates rise.
Committing $2K toward your home purchase encourages you to stay strong when your feet get chilly.
